Developers dug canals in the 1960s and used the fill to raise the land between four and ten feet above sea level. The village incorporated in August 1982. By the 2019 tax rolls it had 1,000 single-family homes, 31 condominiums and 194 vacant lots, with streets named on a Polynesian theme.
Water and sewer service comes from Galveston County Fresh Water Supply District No. 6, which shares a building with Village Hall. The district buys its water from the Gulf Coast Water Authority, which treats Brazos River water at the Mackey plant in Texas City.
Every lot faces water, and the breeze off West Bay carries salt into garages, boat sheds and outdoor kitchens. Appliances near open doors corrode faster, especially exterior screws, refrigerator condenser fins and any metal panel that stays damp overnight.
Many homes have compact laundry, a 24-inch dishwasher and a second refrigerator near the dock or on a covered deck. Larger renovated houses may have a full Bosch kitchen with a built-in refrigerator.
With a single entrance from I-45, Tiki Island is easy for us to find, and we visit on next-day windows together with Bayou Vista and the West End. The village has its own police department, so if your house is behind a closed gate or the owners are away, let us know who will meet the technician.
Second homes on the canals often sit closed for weeks. When the owners return, the most common calls are a refrigerator with a stale-smelling ice bin, a dishwasher with a dried-out door seal that leaks on the first run, or a washer whose door gasket has mildewed. Run water through each appliance soon after you arrive, toss the first batch of ice, and leave washer doors open while you are gone.
Door seals and the sump can dry out when a dishwasher sits unused. Often one or two normal cycles fix it. If water keeps escaping, we check the door gasket, the float and the pump seal.
