Mosbacher and Abercrombie sold the ranch for development in 1984, and later developers including American General, Terrabrook and Newland carried it to completion in 2020. The 8,092 acres hold 8,740 homes in Cinco Ranch I and 6,358 in Cinco Ranch II, built in phases over more than two decades.
Nineteen municipal utility districts run the water systems across Cinco Ranch. They belong to the North Fort Bend Water Authority, which buys surface water from the City of Houston to reduce how much groundwater the area pumps. Your MUD's annual report lists the current blend.
The Willow Fork of Buffalo Bayou crosses the area, and the community borders Barker Reservoir. During Harvey, water pooling behind the reservoir entered homes in parts of Cinco Ranch, and all 721 houses in Canyon Gate flooded. Appliances that sat in that water needed full inspection.
Kitchens from the 1990s often had a 30-inch cooktop over a single wall oven, which owners now replace with Bosch cooktops and combination ovens. Newer sections lean toward Bosch dishwashers, gas cooktops and counter-depth refrigerators.
Cinco Ranch is split into many villages and sections, from Cinco Ranch I near Mason Road to the newer parts of Cinco Ranch II toward the Grand Parkway. Older wall ovens from the 1990s use cutouts that differ from today’s, so swapping one for a Bosch model often requires checking the cabinet and the wiring capacity. We measure first and explain whether a trim change is needed. Front-load washers from the early 2000s are another common call here, usually for drain pump failures or worn door seals.
Some can. Water that sits for days damages motors, wiring and control boards, and mud can stay hidden inside cabinets. We inspect each appliance and tell you honestly which ones are worth repairing, with a written price before any work.
