Founded in 1908 by William Wright Baldwin and incorporated in 1918, Bellaire filled after World War II with small ranch homes on lots around 75 by 130 feet. Many have been demolished for larger new construction. In a rebuild the laundry is often upstairs, so tell us where the machines are when you book.
Bellaire runs its own system: four city wells in the Evangeline Aquifer plus surface water bought from Houston, blended near half and half. Because so many homes here were rebuilt after flooding, appliance ages vary widely inside one house. A kitchen may be new while a laundry pair carried over from before the storm. If you bought a recently rebuilt home, look up the install dates on each rating label; it helps us know what is still under the manufacturer’s coverage and what is not. For older machines, cleaning the dishwasher filter monthly and changing the refrigerator water filter on schedule makes a real difference with Bellaire’s well-blended water.
No. We bring floor protection and plan for stairs. Upstairs washers do benefit from a drain pan and a working leak sensor, so we check both during the visit and tell you if anything should be fixed before it causes ceiling damage below.
