Ben Hooper laid out the first lots in 1917, and the city incorporated in 1924. After the city loosened its development rules in the early 1990s, about half of its houses were torn down and rebuilt in the fifteen years that ended in 2002, so most streets now mix older homes with much larger new ones.
West U runs its own water system, blending groundwater pumped from its city wells, roughly 560 feet down into the Evangeline Aquifer, with treated surface water bought from the City of Houston. Houston water makes up about half the supply.
Poor Farm Ditch drains much of the city toward Brays Bayou, and it has flooded streets here since at least the 1920s. During Harvey, 116 West U homes took on water. Harris County has since started a project to widen and deepen the ditch.
New West U homes commonly have Benchmark or 800 Series dishwashers, panel-ready refrigerators, wall ovens and steam ovens, plus a second laundry pair upstairs. Built-in refrigeration and panel-ready dishwashers mean removing trim before we can reach anything.
West U sits a few minutes from our inner-Loop routes, between Kirby, Bellaire Boulevard, Buffalo Speedway and Rice Village. Streets are narrow and lined with parked cars on weekdays when construction crews are working, so a clear driveway helps when we bring in a ladder or a replacement pump.
Panel-ready appliances are the main thing to plan around here. Custom cabinet fronts can be heavy, and some were mounted with very little clearance. We remove and rehang panels with care, and we will tell you if a door was set too tight to close the seal properly. If your home is newer, the builder’s appliance warranty paperwork may still be in a drawer; it is worth checking before we quote a repair.
Yes. We remove the panel, protect the finish and set it aside before opening the unit. If the mounting screws were stripped during installation, we point that out and can secure the panel properly when we reinstall it.
