Montrose, also called Neartown, runs from Allen Parkway down to US 59 between Shepherd and the Midtown edge. It holds some of Houston's oldest neighborhoods, from Courtlandt Place and Cherryhurst to Hyde Park, and its kitchens range from century-old houses to new townhomes.
What we find in Neartown / Montrose homes, and how it shapes a Bosch repair here.
John W. Link's Montrose was platted in 1911 as a planned streetcar suburb, and the Plaza Apartment Hotel opened on Montrose Boulevard in 1926. Census figures show nearly 4,000 housing units built in 1939 or earlier, along with an unusually large number of duplexes and small multifamily buildings.
Montrose is served by City of Houston water, mostly treated surface water from Lake Houston, Lake Conroe and the Trinity River, with some groundwater. In older houses, sediment from aging galvanized pipes can clog an appliance's inlet screen, so we check it whenever water flow seems weak.
Summer heat and humidity test older Montrose houses, many built before central air was common. A refrigerator placed on a back porch or in a garage apartment works much harder in August, and condensers that pull in humid air collect dust faster than those inside.
Renovated bungalows often have a Bosch 18- or 24-inch dishwasher and a slide-in range fitted into a small kitchen. New townhomes usually come with full-size Bosch suites, and duplex units sometimes share stacked laundry.
Montrose is one of our closest neighborhoods, and we reach it from Westheimer, Montrose Boulevard, Allen Parkway and US 59. Many streets have permit parking or narrow curbs, so let us know if there is a driveway or a nearby spot we can use for a short visit.
Older Montrose houses often have kitchens that have been reworked several times, sometimes with appliances placed where the original wiring and plumbing were never meant to reach. A dishwasher on a long drain line can drain slowly even when the pump is fine, and an outlet shared with a disposal can trip under load. We look at the setup around the appliance as well as the appliance itself. In duplexes and small apartment buildings, tell us whether the owner needs to approve the repair.
Sometimes, but in older houses the drain line can run a long way or sag under the floor. We check the line and the air gap before replacing the pump, so you pay only for what is needed.
Yes, if the owner agrees. We can send the diagnosis and written price to the owner or property manager for approval before any work starts.
