This super neighborhood stretches from the western edge of downtown to the 610 Loop, taking in Memorial Park, the Washington Avenue corridor, Rice Military and the Old Sixth Ward. Townhomes and condominiums have replaced many of the bungalows that once lined these streets.
What we find in Washington Avenue / Memorial Park homes, and how it shapes a Bosch repair here.
The Old Sixth Ward was Houston's first protected historic district, while Rice Military began with small bungalows and shotgun houses. Census figures show about half of the area's 16,400 housing units built between 2000 and 2009, many of them attached townhomes and condominiums near Washington Avenue.
Homes across the corridor are on City of Houston water. In a three-story townhome the kitchen often sits on the second floor, so a drop in water pressure at the dishwasher or refrigerator may come from a partly closed valve or a pinched line in the wall rather than the appliance.
Buffalo Bayou forms the southern edge of the area and White Oak Bayou part of its northern edge. Ground-floor garages in townhomes often hold a freezer or a second refrigerator, which are the first to take water when heavy rain floods the street.
Townhomes from the 2000s building wave are now old enough for their first major appliance repairs. Laundry on the top floor is common, along with Bosch dishwashers, gas cooktops and single wall ovens.
We reach this corridor quickly from I-10, Memorial Drive and Washington Avenue. Street parking in Rice Military and around Washington Avenue fills up in the evenings and on weekends, so a weekday morning slot is usually the easiest. Shared driveways in townhome rows can also block other residents, so let us know where the technician should park.
Townhomes have their own appliance issues. Washers on the top floor sit above finished rooms, so a small leak matters more than it would in a garage, and the drain pan under the machine deserves a check whenever we are there. Refrigerators delivered up narrow stairwells are sometimes installed without enough rear clearance, which makes them run hot and noisy. Before blaming the compressor, we measure the gap behind the unit and clean the condenser.
Often the cause is poor airflow. In townhomes, refrigerators are sometimes pushed too close to the wall. We check clearance and clean the condenser first, then test the sealed system only if needed.
Tell us about guest spots or the best place to park when you book. Morning appointments are usually easiest in this area, especially near Washington Avenue.
The corridor sits inside the Loop, so we can usually come the same day. We give you a written price after diagnosis, and our repairs include a 30-day workmanship warranty.
Book in about a minute, or call the desk. Same-day windows inside the Loop on most days, next-day across the rest of Houston.
